Here's a general overview of how to apply for a mortgage in Spain with the assistance of a Mortgage Advisor.


PART I


Find a Reliable Mortgage Advisor:

Not all Mortgage Advisors are made equal! Research and identify reputable Mortgage Advisors or brokers who specialize in assisting foreigners with obtaining mortgages in Spain. You can do this through online searches, referrals from real estate agents, or recommendations from other expatriates who have purchased property in Spain.


Assess Your Financial Situation:

Before meeting with a Mortgage Advisor, assess your financial situation. This includes determining your budget, understanding your credit history, and calculating how much you feel comfortable with for a down payment and monthly mortgage payments.


Consult with the Mortgage Advisor:

Schedule a meeting with the Mortgage Advisor to discuss your financial goals, property preferences, and mortgage requirements. The advisor will assess your financial situation, guide you through the mortgage application process and advise you of your maximum purchasing power with a Spanish mortgage. It’s important to stress you do this BEFORE you start looking for a new house, not after you’ve found one!

Documentation:

Prepare the necessary documentation, which may include:
  • Passport or identity card.
  • Proof of income (e.g., pay stubs, tax returns, employment contract).
  • Bank statements.
  • Proof of residency or a NIE (Número de Identificación de Extranjero), which is a foreigner's identification number. This document is mandatory for foreigners for the purchase of large items such as houses or cars. 
  • Property details and purchase contract (if available).

Mortgage Pre-Approval:

Your Mortgage Advisor will work with you to obtain a full mortgage offer. This will tell you exactly how much you can borrow and at what interest rate.


IMPORTANT
: At this stage, you will most likely have started the hunt both personally and using an agent in the area you wish to buy. This is a good time to start viewing and making offers based on what your budget allows. Having a pre-approved mortgage offer means if you want to make an offer, you can feel confident to reserve the property, knowing your funding is all in place.

PART II


Compare Mortgage Offers:

Your Mortgage Advisor will help you compare mortgage offers from different lenders, including banks and financial institutions in Spain. Consider factors such as interest rates, loan terms, and fees.


Choose a Mortgage:

After reviewing your options, select the mortgage that best suits your needs and budget.


Formal Application:

Dependent upon timescales of getting the original mortgage offer, and finding a property, the Lender may require some of your documents to be updated. Your Mortgage Advisor will assist you in completing the formal mortgage application and gathering all required documents.


Valuation and Property Inspection:

The lender will typically require a property appraisal and inspection to determine the property's value and condition.


Mortgage Approval:

Once your application is completed and valuation is submitted, the lender will review it, and as long as there are no issues, they will issue the Binding mortgage offer. This should be a formality as you have already had a full mortgage offer, but be aware that if for some reason there are issues with the valuation, this could take more time. 


Completing the purchase:

Work with your Mortgage Advisor and legal counsel to complete due diligence, sign the mortgage agreement, and you are ready to visit the notary to complete the sale of your new home.


Ongoing Payments:

  • Make sure you understand your mortgage terms and responsibilities for making monthly payments.
  • Set up automatic payments if possible.
